Airbnb Cleaning and Property Management Assistance Services Agreement

This Services Agreement (the “Agreement”) is made and entered into as by the Client (“the Client’’) as listed on Schedule A below.

The client believes that the company possesses the necessary qualifications, experience, and abilities to provide cleaning services.
The company agrees to provide these cleaning services to the client based on the terms and conditions outlined in this agreement.
In consideration of the above matters and the mutual benefits and obligations detailed in this agreement, the receipt and sufficiency of which consideration are hereby acknowledged, the client and the company (individually referred to as 'party' and collectively as 'parties' to this agreement) agree as follows:

Re-set the property to its original condition and deliverance of additional client requested services.
Bed Preparation and Linen Management: Beds will be stripped and made with laundered linen. Should clients supply linen, beds will be prepared according to the client's specified preferences.
General Surface Cleaning of Living Spaces: All general living areas will be cleaned, sanitised and tidied. Ovens, refrigerators, freezers and kitchen appliances will be cleared of food waste and wiped clean.
Floor Cleaning: All assigned floors will be vacuumed and mopped.
Guest Consumables replacement and pre-arrival check: Consumables used by guests will be replaced as needed, a guest pre-arrival check is facilitated by Tailored Clean ensuring all items are replaced and addressed before check-in.
Property and Outdoor Area Resetting: The property and outdoor areas will be restored to their original condition, including cleaning of barbeques.
Consumables stock check and Property Maintenance Feedback: Consumables stock shall be checked, where clients provide consumables, clients are advised if stock levels are low and shall be informed of any property caretaking needs or maintenance issues.
Safety check: Prior to leaving the property, all windows and doors are locked, and appliances are checked to ensure they are switched off.
When required, time permitting, and on an as-needed basis, the following extra services may be performed.
Deep cleaning of the oven and kitchen appliances
Deep cleaning of walls
Deep dusting of all household areas
Window interior cleaning (accessible windows only)
Deep cleaning inside of cupboards and wardrobes
Deep clean bathroom grout and tiles

The anticipated standard clean duration for the deliverance of the above-mentioned services shall be communicated with you at the quotation stage.
The Client understands that if the property is left in an untidy or unsatisfactory condition, Tailored Clean may perform additional services beyond the standard cleaning scope. These extra services, which are necessary to restore the property to an acceptable condition before guest check-in, shall incur extra time and charges at the applicable hourly rate.
The client understands that in some cases, deliverance of cleaning services as part of the cleaning scope may take extra time due to the condition of the property and may incur extra time and charges at the applicable hourly rate.
Should the client require extra services performed, deliverance of services shall incur extra time and charges at the applicable hourly rate.

Where the Services outlined in Section 2 do not require the full standard cleaning duration, a minimum property attendance of 2 hours will apply.
In such cases, Tailored Clean will carry out additional tasks, such as deep cleaning walls, windows, and household furniture. If the property is already in an exceptionally good condition and all cleaning tasks—including any additional deep cleaning—are completed before the 2-hour minimum, Tailored Clean may finish the job early. In these instances, the 2-hour minimum charge will still apply, regardless of the actual time spent cleaning.

Travel is charged at the applicable hourly rate for one cleaner, from Tailored Clean to the property and return.
The total travel time billed is communicated with you at the quotation stage

Hourly Cleaning Service: Hourly cleaning service at the applicable rate.
Monday to Saturday $65.00 + GST per hour, per cleaner
Sunday: $80.00 + GST per hour, per cleaner
Public Holiday: $90.00 + GST per hour, per cleaner
Call-outs after 5:00pm: $90.00 + GST per hour, per cleaner

Where the Client supplies their own linen, it will be washed on-site during the cleaning service. Then transported to Tailored Clean, dried, folded, and returned for the next clean.
Linen laundering fees are charged per bed, per clean, as follows:
Single, Double, Queen, and King Beds: $30.00 + GST per bed
Linen laundering includes fitted sheets, flat sheets, pillowcases, Donor Covers (When required), Towels, Face Washers, Hand Towels, Bathmats and Tea Towels.

Where additional linen laundering is required beyond the standard linen listed above, including but not limited to the laundering of beach towels, display cushions, throws, or for properties with a high linen turnover, an excess linen laundering fee will apply.

Selection, Stock and Storage: If clients select Hired Linen, they must initially hire a stock. This linen should be stored in a secure, clean location at the property. The quantity of linen required is based on the number of beds and guest capacity at the property. Tailored Clean will assist in determining the appropriate amount of linen needed and will facilitate the initial order.
Invoicing: The initial linen order will be invoiced alongside the first deep clean and setup.
Replacement and Charges: Regular checks of linen stock will be undertaken when performing cleaning services. Should more linen stock be required, Tailored Clean shall re-order linen, where charges shall either be invoiced separately or itemised on the regular cleaning services invoice.
Ongoing Payments: Clients agree to pay for the replacement of hired linen, in accordance with the linen hire fees outlined in the services price list.
Termination and Return: Upon termination of cleaning services, all hired linen remaining at the property must be returned to Tailored Clean. Failure to return the hired linen will result in additional charges to the client. These charges will cover the cost of replacing the unreturned linen. A credit will be arranged for the returned linen.

A monthly property management assistance fee applies to all clients for services including:
Property caretaking and maintenance reporting
Coordination of maintenance personnel and repairs
Organisation of gardening services where required
Off-site management of linen and consumables, including restocking.
Monthly Property Management Assistance Fee: $35.00 + GST per Month

For property attendance requests that result in less than 30 minutes attendance at the property, shall incur a callout fee as follows:
· 1 hour charge at the applicable hourly rate + travel
Should the call out duration exceed 30-minutes at the property, the minimum property attendance fee shall apply.

If the Client opts for the optional booking management service, the following services are included:
By providing full access to the Airbnb calendar, Tailored Clean will automatically schedule cleaning services on the Client’s behalf.
Tailored Clean will conduct regular checks to ensure bookings are accurate and up to date.
The Client will receive a monthly summary email listing all upcoming bookings to help ensure all cleans are captured in advance.
Cleaning services are strictly scheduled on the guest checkout date. The Client may request a clean to be moved; however, where a clean is rescheduled at the Client’s request and is no longer aligned with the checkout date, Tailored Clean accepts no responsibility for any issues, missed cleans, or scheduling errors arising from such request.
Monthly Booking Management / Administration Fee: $100.00 + GST

Selection, Stock and Storage: If clients utilise our consumables service, they must initially purchase stock. This stock should be stored in a secure, clean location at the property. Upon selection of the required consumables from the services order form, Tailored Clean shall organise the first stock order.
Invoicing: The initial consumables order will be invoiced alongside the first deep clean and setup.
Replacement and Charges: During each scheduled cleaning service, consumables stock shall be checked and Tailored Clean shall re-order more consumables when stock levels are low.
Ongoing Payments: Clients agree to pay for the replacement of the selected consumables, in accordance with the fees outlined in the services price list.
Client Supplied Consumables: Clients may provide their own consumables. In such cases, Tailored Clean will notify clients when stock items are running low. If clients do not maintain an adequate supply of essential consumables and the stock is depleted during a cleaning service, Tailored Clean will replace the essential consumables with our own stock to ensure the property is prepared for guest check-in.
When Tailored Clean utilises our own stock of consumables, the client agrees to cover the cost of these items as part of the cleaning services invoice. This charge shall continue until the client replenishes their own stock of essential consumables.

Bin Management is included when Tailored Clean is scheduled. If no clean is booked on the collection day, clients can use our Wheelie-Bin Management Service, where we ensure bins are placed out for collection.
Monthly Bin Service Management Fee: $50.00 + GST

Upon engagement of Tailored Clean, a mandatory deep clean and property setup must be completed prior to the commencement of standard cleaning services.
The Client must provide adequate cupboard or storage space for linen and consumables. Where Tailored Clean is elected to manage linen and consumables, Tailored Clean will organise and set up these items accordingly.
The property will then undergo a comprehensive deep clean to ensure it meets an acceptable standard for both guest presentation and Tailored Clean service delivery. This initial deep clean establishes a consistent baseline, allowing standard cleaning services to be performed efficiently for each Airbnb turnover, without the need for repeated deep cleaning.
As part of the setup process, Tailored Clean may take reference photos of the Client’s desired property presentation and develop a property-specific cleaning manual. This ensures staff are properly trained and that service delivery consistently meets the Client’s quality expectations.
The mandatory deep clean and setup are charged on an hourly basis at the applicable hourly rate.

Invoices for completed work are generally issued daily but may be issued within 7 days from the date the services are performed.
Invoice payment is strictly due within 7 days from the date of issue. If payment is not received by the due date without prior arrangement, a $15.00 late payment fee may be applied.
Failure to settle invoices by the due date may result in the temporary suspension of services until payment is received. Outstanding debts beyond 30 days, unless prior arrangements have been made, may be referred to a debt collection agency. Any costs incurred in recovering such debts will be at the expense of the client.
Montly fees are invoiced separately from the Cleaning Services invoice at the conclusion of each selected month, reflecting charges incurred during the preceding month.

If additional services performed continue beyond those originally agreed upon, Tailored Clean may issue a variation to the agreement. In some cases, the extension of these additional services may necessitate a revision of the cleaning rate. Where a Tailored rate may apply if these services involve a more complex scope of work.
The cleaning scope covers only the services explicitly stated in Section 2. Any additional services, changes in cleaning scope, or unforeseen circumstances may result in extra time billed at the applicable hourly rate.
The Company conducts regular reviews of rates to ensure clients receive value at an affordable price. If any adjustments to the rates are made, clients will receive written notification. Tailored Clean reserves the right to update rates and fees as applicable.

Any non-essential work shall only be undertaken with the client's permission. The client must provide express authorisation, including approval for any associated costs, before such work proceeds.

All bookings for services must be made via text or email and should be submitted no later than 24 hours prior to the required start time. There is no guarantee, either express or implied, that bookings not submitted by email or text or that are not made within the specified timeframe will be processed. (Bookings will be handled on a first-come, first-served basis).
Cleaning services will be performed between 10:00am and 2:00pm, unless an alternation to these times is agreed to by both parties.
Cleans should be scheduled by the client or delegate, specifying the date when the cleans are to be booked by emailing admin@tailoredclean.com.au or text the office phone on 0421 972 234.
If Tailored Clean has been granted access to the clients booking calendars and have been approved to schedule cleans on the client’s behalf. Cleans are scheduled on the check-out date only. Should clients wish to move a booking, this is to be requested specifically for each cleaning session.
Should Tailored Clean need to reschedule a cleaning date, this will only be done with the client’s agreement.
Should clients request cleans that do not fall on the check-out date. The client acknowledges Tailored Clean are not responsible for any damages or safety matters to the property while it is left unattended.

Cancellations: Any cancellations to bookings must be provided with at least 24 hours’ notice. If 24 hours’ notice is not provided, the Clients may be invoiced the applicable minimum property attendance fee, at the applicable hourly rate regardless of whether cleaning services were performed or not.
Access Issues: If Tailored Clean is unable to access the property due to reasons beyond our control, Clients may be invoiced the applicable minimum property attendance fee, at the applicable hourly rate.
Occupied Property: If guests are present at the property during the scheduled cleaning time, Tailored Clean will not enter. The cleaning will be rescheduled to be completed after the fulfillment of the daily schedule. Clients may incur additional travel fees, and it is the client’s responsibility to inform guests of a later check-in time if necessary.

Tailored Clean uses ‘For All’, an eco-friendly universal cleaning product, and supplies all standard cleaning equipment. If the client wishes to use an alternative cleaning product, this is to be supplied at the expense of the client and stored securely at the property.
The client is responsible for notifying Tailored Clean of any concerns regarding the use of ‘For All’ at the property as failure to restock the preferred products may result in Tailored Clean using our own products to complete the cleaning.
If the alternative product is unavailable and the client has instructed Tailored Clean not to use ‘For All’ Tailored Clean will make every reasonable effort to clean the property to the best of our ability. In this situation, the client agrees to pay the full invoice amount as usual, regardless of any resulting differences in the cleaning standard due to the lack of suitable products.
If a client's product is determined to pose a high risk to people or the environment, the client may be requested to provide an alternative product and Tailored Clean will not use the product for cleaning services.
Any additional or specialised equipment required to fulfill the scope of work must be provided at the client's expense.

We respectfully request that all interactions with Tailored Clean be conducted in a manner that is respectful, professional, and efficient. We are dedicated to providing the utmost kindness and professionalism to our clients and kindly ask for the same respect in return.
Failure to comply with this behavioural code may result in the termination of the services agreement.

Tailored Clean will conduct a risk assessment prior to undertaking cleaning services at the property. In some cases, the property may present additional hazards and risks that require specific control measures to ensure staff safety. Any proposed control measures will be communicated to the Client, and in some instances, this may incur additional expenses for equipment or personal protective equipment (PPE).
Despite the initial risk assessment, Clients are required to inform Tailored Clean of any known hazards or risks associated with the property. This includes any potential dangers or risks that we need to be aware of.

Clients acknowledge that pet-friendly properties may incur additional cleaning time due to the presence of pet hair and other related messes. Tailored Clean is not responsible for cleaning pet faeces and clients are encouraged to ensure guests address these messes upon check-out.
Faeces represent potential zoonotic hazards, meaning they can transmit disease from animals to humans. Subsequently, should faeces remain at the property, Tailored Clean shall notify the client and recommend professional biohazard cleaning services.

Both parties agree to keep any confidential or proprietary information disclosed during and after this Agreement confidential and not to disclose it to any third party without prior written consent.

The Company will perform the Services with reasonable care and skill. However, Tailored Clean is not liable for any damages or losses arising from the Services, except in cases of negligence or wilful misconduct.

Either party may terminate this Agreement with 24 hours written notice. Upon termination, the Client will be liable for payment for Services rendered up to the termination date.

This Agreement will be governed by and construed in accordance with the laws of the State of Tasmania. Without regard to its conflict of laws principles.

This Agreement, including any attachments or service order forms, constitutes the entire agreement between the parties and supersedes all prior agreements or understandings, whether written or oral. By proceeding to book or schedule services with Tailored Clean, the Client agrees to the terms of this Agreement, regardless of whether a signed copy has been returned. The continuation of bookings and service requests will be deemed as acceptance of this Agreement in its entirety.
